Finding a way forward for Ivy Cottage, and building the chain to do it
Ivy Cottage had failed to sell after months on the market. I repositioned and relaunched it, found the right buyers, then took on their Radyr home too so the connected moves could complete.

The background
I was asked to take on Ivy Cottage after it had spent several months on the market with a local high-street agent without selling. It was being sold by the family following the sad passing of its owner, and they wanted the right next buyer for a much-loved home. I had previously sold a property for one of the daughters, and after a family discussion they asked me to give the cottage a fresh start.
Our approach
Rather than reduce the price and repeat the same campaign, I repositioned and relaunched Ivy Cottage. I focused the marketing on its character, village setting, generous proportions and private front garden, telling the story of the home rather than simply listing rooms. When the buyers came forward from Radyr and needed to sell their own property, I took on that instruction too, creating the chain needed to move both sales forward.
The outcome
Ivy Cottage sold just under its asking price after its previous unsuccessful spell on the market. The survey raised several points, as can happen with a character property, but I worked closely with both sides to keep communication open and prevent those concerns from derailing the sale. The eventual buyer of the Radyr property was himself returning home to Wales after many years living in America.
The result
Finding a way forward for Ivy Cottage meant building the chain as well as finding the buyer. By staying involved in both connected sales, I was able to help those moves reach completion.
