A complex portfolio, rescued
Before the properties could be sold, the problems had to be fixed
A private investor held around forty properties across England. I built a prioritised disposal plan, resolving tenancies, compliance, arrears and works before each sale could move.

The background
A London-based private investor held around forty residential properties across several English regions. Failed letting arrangements had left vacant homes carrying ongoing costs, other properties needing works, compliance issues unresolved and some tenants in arrears. The objective was to sell the portfolio, but simply putting forty properties on the market at once would not solve the underlying problems.
Our approach
I looked at the portfolio as a whole and prioritised what needed to happen to each property. Vacant homes came first because they were creating the clearest financial drain. In parallel, I worked through the tenanted properties, resolving compliance, restoring communication and addressing arrears. Where vacant possession was eventually needed, I worked with tenants rather than against them and, in some cases, helped them find alternative accommodation.
The outcome
What began as a complex and costly portfolio became a structured disposal programme. The properties creating the greatest financial drain were dealt with first, while the issues preventing others from being sale-ready were resolved in parallel. Rather than treating around forty homes as one instruction, each was given the route it actually needed. By September 2026, almost the entire portfolio had been worked through, with only a small number remaining.
The result
Before many of the properties could be sold, the problems had to be fixed. I gave my client back a clear plan, control of the portfolio and a route through to disposal.
