MY SELLING STRATEGY

The plan changes. The responsibility does not.

Eight connected stages, shaped around your home and adjusted as the market responds.

BEFORE THE MARKET

First, we understand the home.

The strongest campaigns begin before a camera is booked or a price is published. I take time to understand the property, the seller’s position, the likely buyer and the details that will influence both value and confidence. That gives us the basis for every decision that follows.

THROUGH TO COMPLETION

The strategy does not end at launch.

Presentation and reach matter, but so do the conversations after an enquiry arrives, the judgement used in negotiation and the persistence needed once solicitors become involved. I stay close to the full process, reading the response, advising honestly and keeping every party moving towards completion.

WHAT HAPPENS WHEN

You will know what is happening and why.

The timing of every sale is different. This checklist shows the usual sequence, not a promise of fixed dates where photography, legal information or the property itself is not ready.

  • Private consultation and appraisal · Before launch

We establish your objectives, timing, the property's strengths and the buyer most likely to respond to it.

  • Positioning and pricing · Before launch

Evidence, competition and buyer behaviour are considered before we agree how the property should enter the market.

  • Preparation and property information · Before launch

Legal and property information is gathered early, while presentation and any practical preparation are agreed.

  • Story, photography and film · Before launch

The property story shapes the photography, film, floor plans and written presentation used throughout the campaign.

  • A considered launch · At launch

The property, portals, social content and direct buyer activity are coordinated so the campaign begins as one.

  • Active marketing and wider reach · Ongoing

Buyer activity, feedback and competition are reviewed, with the campaign adjusted when the evidence calls for it.

  • Viewings, buyers and negotiation · Ongoing

I handle enquiries and viewings, understand each buyer's position and negotiate with the full picture in view.

  • Sale agreed to completion · From sale agreed

I stay across the chain, solicitors and buyers, identifying delays and helping keep the transaction moving.

The playbook

Eight steps, in order.

01 PRIVATE CONSULTATION

Private consultation and appraisal

The first meeting is not a performance or a rush to name the highest price. It is a private conversation about the property, why you are considering a move, your timescale and anything that could shape the sale. I walk the home with you, listen to what matters and begin to identify the likely buyer, the features that deserve emphasis and the questions we will need to answer before launch. You should leave with clear advice, even if the right decision is not to sell immediately.

  • Your objectives and timing
  • A full walk-through of the property
  • Likely buyer profile
  • Market activity reviewed and a Market Appraisal Report prepared before we meet
  • Confidentiality and off-market options
  • Clear next steps without pressure
02 POSITIONING & PRICE

Positioning and pricing

The asking price is not a standalone valuation. It determines where the property appears, how buyers read it and how much momentum the launch can create. I consider achieved sales, current competition, search bands, location, plot, condition, specification and the qualities that cannot be captured by a spreadsheet. Then I explain the options and the consequences of each. The aim is a position that protects value while giving the campaign the strongest possible start.

  • Recent achieved evidence
  • Current competing homes
  • Buyer demand and search behaviour
  • Portal price bands
  • Property condition, setting and specification
  • Recommended launch position
  • An agreed review point, usually at two to four weeks
03 PREPARATION

Preparation and property information

Exceptional presentation begins with practical preparation. Before photography, I gather the important property information and identify anything that could distract, confuse a buyer or create a surprise later. I give clear advice on rooms, light, furniture, gardens, approach and the details that affect how the home will feel on screen and in person. Where specialist styling would add genuine value, we can consider it. Where it would not, I will say so.

  • Solicitors instructed early and the legal pack prepared
  • Tenure, EPC and material details checked
  • Room-by-room presentation advice
  • Kerb appeal and external spaces
  • Light and shoot timing
  • A room-by-room staging checklist, applied sensitively and never imposed
04 THE CAMPAIGN

Story, photography and film

The first viewing usually happens on a screen, but luxury marketing should do more than document rooms. I shape the property story first, then bring together the right photography, film, drone, floor plans and written presentation. The campaign may need architectural detail, landscape, atmosphere or a strong sense of family life. Each image and line should earn its place. The aim is to create recognition and desire while leaving enough for a serious buyer to discover in person.

  • A clear property narrative
  • A planned photography day, with me there to direct it room by room
  • Film and presenter-led content where appropriate
  • Drone imagery where permitted
  • Floor plans and accurate details
  • Lifestyle and location content
  • A coherent digital presentation
05 LAUNCH

A considered launch

A launch should feel planned. Before the public listing appears, I prepare the buyer conversations, social content, property page and wider distribution so the campaign does not begin in fragments. Depending on the instruction, a discreet introduction or coming-soon phase may help us build early interest. When the home reaches the portals, the photography, film, wording and direct outreach are aligned. The first days matter, so I remain close to enquiries and the market response from the outset.

  • Pre-launch plan
  • Qualified buyer introductions where appropriate
  • Property website and brochure assets
  • Coordinated portal release
  • Social and direct outreach
  • Immediate enquiry handling
  • Early response review
06 WIDER REACH

Active marketing and wider reach

Launching is the beginning, not the full strategy. I continue to work the campaign through direct buyer conversations, fresh social content, professional contacts and the wider eXp Luxury network. Suitable homes may also benefit from national or international exposure. Reach is valuable only when it is relevant, so I review engagement, feedback, competition and changes in the market. If the response tells us something, I will discuss it with you and recommend what should change.

  • Ongoing buyer outreach
  • Fresh content rather than a static listing
  • eXp Luxury network exposure
  • National and international channels where suitable
  • Viewing and engagement analysis
  • Regular strategy reviews
  • Honest recommendations when change is needed
07 VIEWINGS & OFFERS

Viewings, buyers and negotiation

The quality of the conversation matters. I want to understand who the buyer is, what has drawn them to the home, how they intend to proceed and what their own timescale looks like. I conduct the appointments and viewings myself, so the feedback you get is first hand rather than relayed. Before a viewing I send prospective buyers a property information report, so they arrive understanding the home and its surroundings. Separately, I talk to them about their circumstances, requirements and ability to proceed. When an offer is made, I look beyond the headline number to funding, chain, conditions, timing and the chance of reaching completion. I then advise and negotiate on your behalf with the full picture in view.

  • Direct handling of enquiries
  • Buyer position and motivation
  • Funding or agreement in principle where appropriate
  • Chain and timing checks
  • Property information shared with prospective buyers before viewings
  • Offer comparison and advice
  • Personal negotiation
08 THROUGH TO COMPLETION

Sale agreed to completion

A buyer has been found, but the sale still needs active management. I keep in contact with the buyer, seller, solicitors, brokers and other agents in the chain so I can see where progress is slowing and what needs to happen next. When an issue appears, I do not simply forward a message and wait. I work to understand it, keep the right people aligned and help move the transaction forward. You continue to hear from me throughout, because one agent from start to finish should mean exactly that.

  • Personally managed sales progression
  • Weekly contact, and a dedicated WhatsApp group for your sale
  • Funding, chain and solicitor-chain checks, and direct contact with every party
  • Full-chain visibility
  • Early identification of delays
  • Practical problem-solving
  • Support through exchange and completion
