DISCREET PROPERTY CONVERSATIONS

Some homes should begin with a conversation, not a portal.

Not every seller wants their home publicly advertised, or everyone to know that they are selling. Where discretion matters, I agree a private strategy from the outset and approach selected prospective buyers directly.

Private by design.

Discretion is a strategy, not an absence of marketing.

There are many reasons why a seller may prefer not to launch openly. Privacy, timing, personal circumstances or simply the nature of the property can all make a quieter route more appropriate.

In those situations, I agree the approach with you from the beginning. The property is still researched and positioned properly using market intelligence, comparable evidence and buyer data, but instead of launching openly, I make selected introductions directly to prospective purchasers who may be a genuine fit.

It is not a public campaign with the marketing removed. It needs a clear reason and a credible route to the right buyers.

HOW IT WORKS

A considered route, from first conversation to introduction.

JUDGEMENT BEFORE FORMAT

Private is not automatically better.

That does not mean every home should be sold privately. I will tell you if I believe broader exposure is likely to serve you better.

The difference is in how the opportunity is introduced, not in the level of thought behind it. The route should follow the property, the seller and the evidence, rather than a fixed formula.

START WITH A CONVERSATION

If privacy matters, tell me why.

You do not need to decide in advance whether your home should be public or private. Tell me what you are considering, what matters to you and what you would prefer to keep discreet. I will advise you on the route I believe gives you the strongest position.

I am also commissioned by buyers looking beyond advertised stock. Where a seller has agreed to a private introduction and the fit is right, I can make that connection.
