Cardiff North

Welcome to Cardiff North
Villages within the city, with green space and strong connections beyond Cardiff.
Cardiff North reads as one place on a map and behaves as several. Rhiwbina, Llanishen, Lisvane, Cyncoed, Lakeside, Thornhill, Llandaff North and Radyr each have their own centre and their own following. The reservoirs, Roath Park, the Taff and open country to the north give the area its green character. Housing ranges from garden village homes to substantial detached properties on generous plots, with individual and converted houses among them. Buyers here are choosing a neighbourhood rather than simply a Cardiff postcode. The marketing has to say which one, and why.
Section 01 — The market
Cardiff North behaves as several markets rather than one. Cyncoed and Lisvane sit at a different level from Llandaff North or parts of Thornhill, and demand can change street by street. A single district average therefore tells only part of the story. I work from the evidence closest to your home, its setting and character, and from what is competing with it at the time.
Section 02 — What to love
- Villages with their own centres rather than one continuous suburb
- Roath Park, the reservoirs and the Taff, with open country immediately north
- Schools with long-standing reputations and demand that follows them
- Good access across Cardiff and out towards the wider South Wales road network
- Substantial detached houses, garden village homes and individual conversions
- Independent shops, cafes and leisure spread through the villages rather than one high street
Section 03 — Local lifestyle
The pattern here is village shaped. People tend to eat, shop and socialise where they live rather than heading into the city for everything, and each centre has its own following. Rhiwbina was laid out as a garden village and still reads that way. Llanishen and Lisvane have the reservoirs on their doorstep, Cyncoed and Lakeside sit around Roath Park, and Radyr and Llandaff North follow the Taff. Families often move within the same few neighbourhoods rather than leaving Cardiff North altogether, which is why demand can feel very local, even street by street.
Section 04 — Dining, entertainment & shopping
Cardiff North eats in its villages rather than in one central district. Rhiwbina gathers around the village crossroads and Beulah Road, Whitchurch along Merthyr Road, Llanishen around Church Road and Lisvane around its own village centre. The Plough and Villaggio in Whitchurch, the Black Griffin in Llanishen and the Old Cottage in Lisvane are the kind of places that give each pocket its own rhythm. Radyr and Morganstown keep their own small cluster. That spread is part of the appeal: buyers are choosing a neighbourhood, not simply a Cardiff postcode.
Section 05 — Things to do
Lisvane and Llanishen Reservoirs reopened in July 2023 after a long community campaign and a full restoration by Welsh Water. The Victorian site now has circular paths, bird hides and water activities including swimming, sailing, kayaking and paddleboarding. Roath Park anchors the eastern side with the lake, conservatory and Scott memorial. The Wenallt gives long views across the city, while Radyr meets the Taff Trail. It is one of Cardiff North’s strengths: established neighbourhoods with substantial green space woven through them.
Section 06 — Schools
Schools shape demand across these villages. Admission is set by Cardiff Council, except where a school runs its own arrangements, so buyers should always confirm directly.
